Buying insurance can be complex and confusing with policies full of small print and disclaimers, putting you and your family at risk when you are most vulnerable. As we act as your representative, rather than any one company, we urge you to seek our impartial advice before signing any document: That is the best way to ensure everything you need covered is protected and not excluded in the policy, but for your convenience, here are a few things to consider and watch out for:
Do I need flood insurance? If you live in a flood area: Yes! If not, and you live in Houston or the surrounding area, then it is something well worth considering. Remember that most home owners insurance policies do not include flood insurance, and if disaster strikes, you could be left homeless, and without a safety-net. If I file one claim on my homeowners policy, will it cause my rates to increase? In most cases, “No.” The insurer will review your loss history and if this is your first claim, one claim should not affect your rates. However, if the claim exposes some greater risk on your property, such as an accident in a previously undisclosed swimming pool, or on a trampoline, then you may face a rate increase. My dog bit someone once: Does that affect my chances of getting homeowners insurance? This would not automatically disqualify you from getting a homeowners policy, but it could make it more difficult and more expensive. You might have to consider getting a policy that excludes coverage for your dog. Who’s insurance pays if my neighbor’s tree falls on my house? In general, the insurance responsibility is with the person who's property is damaged. In this case, if your neighbor’s tree falls on your house, your insurance company should pay to repair the damage.
Some exceptions exist, and in this case, if the damage occurred as a result of negligence; for example, if you had proof that your neighbor knew the tree was dead before it fell, then the damage would be your neighbor's liability.
In any case, it is recommended that you file a claim with your insurance company and let them work out responsibility. How can I reduce my insurance rates? An easy way to reduce your insurance rate is to “bundle” your insurance needs with one provider. For example, by bundling your renter’s or homeowner’s policy with your car insurance, you could be entitled to a decent discount on both polices. I can’t find anyone who will give me homeowner’s insurance; what can I do?? In Texas, the state has a “fall-back” insurer for such circumstances.
